Desde enero de 2025 ha sustituido al IPC como referencia obligatoria para actualizar contratos firmados a partir del 26 de mayo de 2023. Si tienes un piso en alquiler, necesitas saber qu\u00e9 es el <strong>IRAV 2026<\/strong>, a qu\u00e9 contratos se aplica, c\u00f3mo se calcula la subida y, sobre todo, en qu\u00e9 casos no te afecta El resultado es siempre igual o inferior al IPC, lo que significa que el <strong>IRAV 2026<\/strong> frena las subidas en contextos inflacionarios.<\/p>\n<p style=\"text-align: justify;\">Durante 2025 el \u00edndice oscil\u00f3 entre el 1,98% de marzo y el 2,32% de diciembre. En marzo de 2026, el \u00faltimo dato publicado por el INE, el <strong>IRAV 2026<\/strong> se sit\u00faa en el 2,47%. Para comparar: en esos mismos meses, el IPC general fue siempre superior, lo que habr\u00eda permitido subidas mayores bajo el sistema anterior.<\/p>\n<h2 style=\"text-align: justify;\"><span class=\"ez-toc-section\" id=\"%C2%BFA_que_contratos_se_aplica_el_IRAV_2026\"><\/span>\u00bfA qu\u00e9 contratos se aplica el IRAV 2026?<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p style=\"text-align: justify;\">El <strong>IRAV 2026<\/strong> solo aplica a contratos de arrendamiento de vivienda habitual (regulados por el Art. 2 de la LAU) firmados a partir del 26 de mayo de 2023, fecha de entrada en vigor de la Ley 12\/2023. Para estos contratos es el l\u00edmite m\u00e1ximo de actualizaci\u00f3n anual, independientemente de lo que diga el contrato: si el contrato pone \u00abIPC\u00bb, el <strong>IRAV 2026<\/strong> lo anula como tope.<\/p>\n<p style=\"text-align: justify;\">Los contratos firmados antes del 26 de mayo de 2023 siguen el \u00edndice que pactaron las partes en el momento de la firma, habitualmente el IPC.<\/p>\n<h2 style=\"text-align: justify;\"><span class=\"ez-toc-section\" id=\"%C2%BFCuando_NO_se_aplica_el_IRAV_2026\"><\/span>\u00bfCu\u00e1ndo NO se aplica el IRAV 2026?<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p style=\"text-align: justify;\">Este es el punto que m\u00e1s propietarios desconocen. El <strong>IRAV 2026<\/strong> no aplica a:<\/p>\n<ul>\n<li>Contratos de arrendamiento de temporada (Art. 3 LAU), es decir, alquileres por meses con causa temporal acreditada.<\/li>\n<li>Alquileres de habitaciones.<\/li>\n<li>Viviendas de uso tur\u00edstico (VUT).<\/li>\n<li>Locales comerciales, oficinas, garajes y trasteros.<\/li>\n<\/ul>\n<p style=\"text-align: justify;\">Si tienes tu vivienda en un contrato de temporada \u2014que es el modelo que gestiona Homyspace para <a href=\"https:\/\/www.homyspace.com\/\">alquiler temporal para empresas<\/a>\u2014 el <strong>IRAV 2026<\/strong> no te afecta. Usa el dato del mes en que se cumple el aniversario de tu contrato.<\/li>\n<li style=\"text-align: justify;\"><strong>Calcular la subida.<\/strong> Multiplica la renta mensual actual por el porcentaje del <strong>IRAV 2026<\/strong> correspondiente. Ejemplo: si tu contrato se firm\u00f3 en marzo de 2025 y la renta es de 1.200 \u20ac, la actualizaci\u00f3n en marzo de 2026 ser\u00eda 1.200 \u00d7 2,47% = 29,64 \u20ac. Nueva renta: 1.229,64 \u20ac.<\/li>\n<li style=\"text-align: justify;\"><strong>Notificar por escrito con un mes de antelaci\u00f3n.<\/strong> Este es el error m\u00e1s habitual. La ley exige que el arrendador comunique la actualizaci\u00f3n al inquilino por escrito al menos un mes antes de que se cumpla la anualidad. Si no notificas, no puedes aplicar la subida aunque tengas derecho a ella.<\/li>\n<\/ol>\n<h2 style=\"text-align: justify;\"><span class=\"ez-toc-section\" id=\"El_RDL_82026_y_el_tope_del_2_ya_no_esta_vigente\"><\/span>El RDL 8\/2026 y el tope del 2%: ya no est\u00e1 vigente<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p style=\"text-align: justify;\">En marzo de 2026 el Gobierno aprob\u00f3 el <strong>Real Decreto-ley 8\/2026<\/strong>, que establec\u00eda un tope provisional del 2% para la actualizaci\u00f3n de rentas de vivienda habitual. Sin embargo, el Congreso rechaz\u00f3 su convalidaci\u00f3n el 28 de abril de 2026, lo que hizo que dejara de surtir efecto al d\u00eda siguiente. Desde el 29 de abril de 2026 no hay tope extraordinario vigente: se aplica el <strong>IRAV 2026<\/strong> completo sin restricci\u00f3n adicional.<\/p>\n<h2 style=\"text-align: justify;\"><span class=\"ez-toc-section\" id=\"Que_significa_el_IRAV_2026_en_terminos_reales_para_el_propietario\"><\/span>Qu\u00e9 significa el IRAV 2026 en t\u00e9rminos reales para el propietario<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p style=\"text-align: justify;\">Para una renta de 1.000 \u20ac, el <strong>IRAV 2026<\/strong> permite subidas de entre 20 y 25 \u20ac al mes seg\u00fan el dato del mes de aniversario. En 2025, la diferencia media entre el IPC y el IRAV fue de 0,47 puntos porcentuales. Para esa misma renta de 1.000 \u20ac, eso supone dejar de ingresar unos 56 \u20ac anuales respecto a lo que habr\u00eda permitido el IPC anterior. No es un impacto dram\u00e1tico, pero en carteras de varios inmuebles con contratos de larga duraci\u00f3n el efecto se acumula.<\/p>\n<p style=\"text-align: justify;\">Por eso cada vez m\u00e1s propietarios eval\u00faan el modelo de temporada \u2014en el que no aplica el <strong>IRAV 2026<\/strong> y la renta se negocia libremente en cada contrato\u2014 como alternativa al arrendamiento habitual de larga duraci\u00f3n.
